Q: Do you accept portable tenant screening reports?
A: Yes. Applicant has the right to provide Landlord with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Landlord with a PTSR, Landlord is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Landlord to access or use the PTSR. Q: Do you accept Section 8 / housing vouchers?
A: Yes. In accordance with HB20-1332, all homes managed by Alliance PM accept all sources of income. Please review our approval criteria before scheduling your showing. -
Q: Can you hold a place before I apply?
A: Unfortunately, we do not hold properties. We rent to the best qualified applicant. We will continue to accept and review all applications until the first application has been fully processed. If additional applications are received while an application is processing, we will allow those applications to fully process prior to making our decision. Please note: application fees are non-refundable. -
Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: No. You will pay your first month’s rent with your security deposit at lease signing, along with any applicable fees (pets, utilities, Resident Benefits Package, and Lease Administrative Fee). -
Q: How old do you have to be to apply?
A: Everyone 18 and older must submit their own application. -
Q: Is the deposit refundable?
A: Yes, if you choose to pay a cash deposit, your security deposit is refundable less any applicable move-out charges (unpaid rent, utilities, fees, damages - less normal wear and tear). Your security deposit is not a prepayment of rent and cannot be used to skip your last month’s rent payment. Your security deposit will be processed and postmarked no more than 60 days from your lease ending date or when you return the keys to Alliance PM (whichever happens last). We also offer security deposit waivers that act as a line of credit / insurance against unpaid charges. Security deposit waivers and their fees are not refundable. -
Q: Do you accept guarantors?
All applicants must meet all approval criteria based on their own financial merit. Alliance PM does not accept guarantors. -
Q: You have a property I want to rent. How do I apply?
A: Click here: You must schedule a showing and view the property before your application will be considered. We make every effort to accommodate virtual tours for those who live out of state; however, virtual tours are property specific. If the scheduling questionnaire asks if you need a virtual tour, we can offer one at that specific home. -
Q: How do I pay rent?
A: We offer three (3) ways to pay rent.
- EFT via your online tenant portal - this is the only FREE option. EFT credits your ledger immediately.
- PayNearMe - pay with cash at any of the supported PayNearMe retailers. PayNearMe credits your ledger within 15 minutes of submitting payment.
- USPS - mail a check, cashier’s check, or money order to our Box #. Rent is credited the day it is received in our office. This option incurs a $25 fee.
A returned check fee will be assessed for all returned payments, and if your rent is late due to a returned payment, you will also be assessed a late fee

Q: I want to get a pet. What do I do?
A: All animals (pets and support) must be approved by APM before they are brought into the home, even for a visit. Complete details are located on our Tenant Resource page, Pet/Support Animal Policy. -
Q: I have a maintenance question and need to submit a request for repair. What do I do?
A: Review the Tenant Maintenance page on our website. Troubleshoot the issue yourself using the guides provided, before submitting the request for repair. -
Q: I want to move out, but my roommate wants to stay. What do I do?
A: Submit a Lease Change Request on the Tenant Resource page of our website. Have your roommate submit updated financials for the last two months. If your roommate is able qualify financially based off their individual income, we will process a Change to Lease removing you from responsibility of the lease terms. If your roommate cannot qualify on their own, they will have the option to find a new roommate to take your place. The new roommate must pass our application approval criteria before a Change to Lease will be processed. In the event there is not a new roommate to take your place, and your current roommate cannot financially qualify on their own merit, you will remain on the lease until the end of the current lease term, or you and your roommate have the option of breaking your lease early (early termination fee applies), and you are both free to move with 30-days written notice. -
Q: Our lease is expiring soon and we want to move out. What do we do?
A: Submit the Notice To Vacate form on the Tenant Resource page of our website. 30-day notice is required. -
Q: Who is responsible for paying for repairs & maintenance requests?
A: Owners pay for normal use maintenance requests. Tenants pay 100% of invoiced repairs plus a 10% mark-up of the invoice for damages due to misuse, negligence, or intentional damages caused by themselves, their children, animals, and guests. -
Q: What is my move-in cost?
A: Your total move-in cost is due at lease signing is:- Security Deposit (equal to 1- or 2- month's rent: credit dependent)
- First month’s full rent
- Lease Administration Fee: $79 (non-refundable)
- Resident Benefits Package: $40.95 (full month regardless of lease start date)
- Pet fee, if applicable ($300/1 for pet or $500/2 for pets - non-refundable)
- Pet rent, if applicable ($30/month for 1 pet or $50/month for 2 pets)
- Utilities, if applicable

Q: If my lease starts in the middle of the month, is that first month prorated?
A: Yes, the first month is prorated - BUT - we do require a full month's rent paid at lease signing. Therefore, your next month's rent charge will be the first month's prorated amount. -
Q: Can I opt-out of this Resident Benefits Package?
A: Yes – But ONLY the Insurance portion. Alliance Property Management is providing the Resident Benefits Package to all tenants. The included insurance coverage is under Alliance PM as a Master Policy and applied to each home under management. Tenants receive the benefits of the coverage without applications, credit checks, or billing. Opting out of the Insurance portion reduces the cost of the RBP by $10.95. -
Q: What if I have my Renter's Insurance?
A: The Resident Benefits Package will apply to all homes and residents under the Alliance Property Management Master Policy. Residents may opt-out of the insurance portion of this program by showing proof of Renter’s Insurance with coverage of at least $100,000, and naming Alliance Property Management as ADDITIONALLY INSURED. The RBP monthly fee will be reduced by $10.95. -
Q: How do I opt-out of the Insurance in the RBP?
A:Tenants are automatically enrolled in all aspects of the RBP, immediately at lease start. To remove the Insurance portion, Tenant must: Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage. It is your responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, you agree to be subsequently enrolled under our policy.
Your policy meets the following criteria prior to submitting:
- Policy is purchased from an A-rated carrier
- Policy meets or exceeds the required $100,000 in property damage and legal liability
- Alliance Property Management, Inc is listed as additional interest
- Alliance Property Management, Inc address is listed as: PO Box 660121 Dallas, TX 75266
Once your policy has been approved, the next month's RBP cost will be reduced by $10.95.

Q: Which credit bureaus do you report to?
A: On-time rent payments (those paid no later than the 1st of each month), are reported to all 3 credit bureaus. -
Q: Do you report late payments?
A: No. Currently, we do not report any late payments to any credit bureau. However, any payments made after the 1st will be reported as late to any future landlord requesting a rental reference and may impact your eligibility for a renewal offer.
