Q: Am I required to make my property available to Section 8?
A: In accordance with HB20-1332, a House Bill that passed in July 2020, effective January 1, 2021, Alliance PM will not discriminate based on source of income. This includes Section 8 housing vouchers. All applicants, regardless of source of income, must meet all other application approval criteria.

Q: Can I reach you after hours?
A: Our offices are closed evenings, weekends, and federal holidays, however we still check messages frequently during these hours, and in the event of a property emergency, we will communicate during off-hours. All non-emergent calls/emails will be returned within one (1) business day.

Q: Can you put the money directly into my account?
A: Yes, we utilize direct deposit into the checking or savings account of your choice. You will be asked to provide your bank routing number and account number.

Q: Do I get to see the lease or sign it?
A: Yes, you will be provided with a copy of the signed lease for your records once it is executed. Alliance signs the lease as acting agent of the owner. You may also request a blank copy of our lease to review prior to signing a PMA with us.

Q: Do you sell real estate too?
A: Alliance does not actively buy and sell real estate, focusing our expertise on what we do best...the management of your home.

Q: How and when do I get my checks?
A: We provide payment to you via direct deposit to the bank account of your choice. If you must have a paper check mailed to you, please indicate this on your Owner Information Worksheet. Please note: paper checks will be mailed from our remote check printing service, and will result in funds reaching you approximately two weeks later than utilizing direct deposit.

Q: How is rent collection handled?
A: We offer a wide variety of payment options to make collecting rent as seamless as possible.

Q: How long of a lease do you sign?
A: We offer 12 month leases. In the event a tenant requests a longer lease, we will receive written approval from the owner prior to agreeing. We do not advise our owners to sign a lease longer than 24 months.

Q: How much security deposit do you charge the tenant?
A: We offer a sliding scale security deposit. The minimum is equal to one month’s rent, and it will not exceed two month’s rent. Security deposit amount is determined by the applicant’s credit score/collection account number.

Q: How soon can you start managing my property?
A: We will draft your PMA within one business day of your decision to hire us. We will begin managing your home effective on the start date you’ve pre-selected with our Owner Relations Advisor, and once we have a fully executed PMA.

A: Our focus is single-family homes. We also manage townhomes/condos, and duplexes/four-plexes.

Q: What type of reports do I get and how often?
A: You have access to all financial reports, invoices, and work orders for maintenance 24/7 via your online Owner Portal.

Q: Who holds the tenant security deposit?
A: Alliance PM holds all security deposits in accordance with State laws in a Trust account
