APPLICATION INSTRUCTIONS
Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Alliance Property Management, Inc. with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant Alliance Property Management with a PTSR, Alliance Property Management, Inc. is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Alliance Property Management, Inc. to access or use the PTSR.
If Applicant provides Alliance Property Management, Inc. with a PTSR: a) the PTSR must be available to Alliance Property Management, Inc. by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; b) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.
We are required to provide all applicants with the Brokerage Disclosure to Tenants. Please click the link and review the document before proceeding to application. By proceeding with this application, you are confirming you have received a copy of our completed Brokerage Disclosure prior to providing any private / financial information. We will have you sign a copy of this Disclosure at lease signing if you are offered a lease with Alliance PM.

IMPORTANT:
- You must hold a showing BEFORE applying for the home.
- We do not accept guarantors. All applicants MUST meet our posted minimum approval criteria.
- Our credit checks utilize Transunion SmartMove’s ResidentScore. This is a different algorithm vs. the traditional CREDIT Score, and therefore, scores will vary. Read this article for clarity.
- Application fees are non-refundable under all circumstances except Colorado HB 23-1099. HB 23-1099 is the ONLY circumstance in which application fees will be refunded.
- Funds due upon approval = full month's rent, security deposit, $79 lease administration fee, $40.95 Resident Benefits Package Fee, pet fees (if applicable) and utilities (if applicable).
CLARITY ON OUR APPROVAL CRITERIA AND THE PSR:
Nothing in this bill prohibits Alliance PM from utilizing our own Tenant Screening and making all application decisions based on the Tenant Screening Reports we run. It only means we cannot charge you for this. In the event you opt to provide your own PSR (must meet all requirements under the above Bill), your application fee will immediately be refunded in full. You MUST submit access to your electronic PSR at time of application for your application fee to be refunded. Failure to provide your own PSR at time of application will mean that you are accepting our application fee and Tenant Screening Process. Your PSR must include your name, contact information, verification of employment and income, last known address, and must have been completed within the last 30 days.
- REVIEW APPROVAL CRITERIA: Located on our website, under the Tenant Resources and Find a Rental pages. If you meet the criteria and after you have viewed the home, proceed with the application process below. https://www.alliancecolorado.com/tenants.
- APPLY ONLINE: After viewing the (in-person if you’re local; virtual if allowed – each home has its own policy on virtual tours), and reviewing our Approval Criteria, go to www.alliancecolorado.com and select “Find a Rental” menu option. Click “Apply Online” to complete your rental application. Complete a separate application for each occupant 18 years and older. When you start your application, it’s important to invite all co-applicants to apply with you (there is a link that says “invite”). We process applications as a group decision so this is an important step as it groups your applications together. IMPORTANT: We do not accept guarantors. Every person 18 or older living in the home must meet our minimum approval criteria.
- COMPLETE YOUR PETSCREENING.COM PROFILE: View our Pet Policy/FAQ on our website, located under “Tenant Resources” on the “I’m a Renter” page. You MUST compete an animal profile at https://alliancecolorado.petscreening.com in order for your application to be considered.
- No Pet/Animal profile: If you do not have any animals, select the free “No Pet/Animal” profile.
- Service/Support Animal profile: If you have a service/support animal, select the free “Service/Support Animal” profile. Be sure to have your most recent supporting documentation available when you complete this profile as you will be required to submit it. IMPORTANT: Petscreening.com will email you if they need additional information from you. Please be sure to monitor your spam/junk folder once you’ve created your support animal profile and add the domain “petscreening.com” to your safe sender list.
- Pet Profile: All others, select the paid pet profile. IMPORTANT: have your pet’s vaccination records available – you will be required to upload them.
- PAY ALL MOVE-IN FUNDS: Once you’re notified of your approval, you will have until 5:00pm the day after you are notified to electronically sign your lease and pay your security deposit plus first month’s rent (and any applicable pet fees/pet rent/utilities) with an electronic funds transfer. You will be given instructions on how and where to pay the security deposit and first month’s rent upon approval.
We screen applications thoroughly and move forward with the best qualified application. This process may take a couple of days to complete depending on previous landlords’ response to our research inquiries. You will be notified as soon as we complete this process.
Approval Criteria
We verify you have:
- Excellent rental history (or excellent payment history if homeowner) for the last three years
- Net income at least 2x the rental amount. *Only two applicant’s income will be counted
- Accounts in good standing (medical and student loans excluded)
- No evictions in the last 7 years
- No money owed to a current or former landlord
- No felony convictions within the last 5 years - if felony conviction is older than 5 years but is of a violent nature or methamphetamine related (use or distribution), a decision will be made on a case-by-case basis.
- No bankruptcies within the last two years (filed or discharged)
TransUnion’s SmartMove’s ResidentScore and Collection Account Requirements:
Our credit checks utilize Transunion SmartMove’s ResidentScore. This is a different algorithm vs. the traditional CREDIT Score, and therefore, scores will vary. Read this article for clarity.
- APPROVAL: All applicants with a score of 650+ and no more than 2 combined accounts in collections / charged-off pay a security deposit equal to one (1) month’s rent. More than 2 accounts in collections / charged off, or a co-applicant with a score below 650 automatically becomes a conditional approval, regardless of your credit score.
- CONDITIONAL APPROVAL: All applicants with a score 600-649 and no more than 4 combined accounts in collections / charged-off OR applicants who do not yet have a score must pay a security deposit equal to two (2) month’s rent.
- FAIL: 599 or below and / or 5+ combined accounts in collections / charged-off
- If even one applicant in the group has a credit score in a lower tier, it will impact the group decision
Proof of income (if you have a situation not outlined below, please contact us. Alliance PM remains in full compliance with HB20-1332
- Employed: last two months pay stubs or signed offer of employment contract in the event you have not been employed at least two months
- Self-Employed: last year’s tax return along with your last two month’s bank statements. We calculate your income based on your AGI.
- Retired: your most recent retirement account statement showing a minimum of 2x the rent x 12 months in account
- Disabled: your most recent disability rating letter with monthly payout listed, along with your last two month’s bank statements
- Child Support: a copy of your signed court order, along with your last two month’s bank statements
- Housing Voucher Tenants: yes, we accept vouchers. You must meet all other approval criteria. Please call us to discuss your voucher only after confirming you meet all other approval criteria.
Alliance PM also takes into consideration your debt-to-income ratio:minimum monthly payment debt obligations may not exceed 25% of your NET income
ResidentScore and Collection Account Requirements:
Our ResidentScore and collection / charged-off accounts are calculated as a group decision, and is as follows:
- APPROVAL: All applicants with a score of 650+ and no more than 2 accounts in collections / charged-off (collectively) pay a security deposit equal to one (1) month’s rent. More than 2 accounts in collections / charged off, or a co-applicant with a score below 650 automatically becomes a conditional approval, regardless of your individual ResidentScore.
- CONDITIONAL APPROVAL: All applicants with a score of 600-649 and no more than 4 accounts in collections / charged-off (collectively) pay a security deposit equal to two (2) month’s rent.
- FAIL: 599 or below and / or 5+ accounts in collections / charged-off
- If even one applicant in the group has a ResidentScore in a lower tier, it will impact the group decision
Proof of Income (if you have a situation not outlined below, please contact us. Alliance PM remains in full compliance with HB20-1332
- Employed: Linked bank account to verify deposits. If you elect to not link your bank account, or there are not sufficient data points to verity your income, you MUST provide your last three month’s bank statements where your income is deposited, along with your last two month’s pay stubs or signed offer of employment contract in the event you have not been employed at least two months. Your signed offer of employment contract may NOT be contingent upon any outside factors, and must include your start date, rate of pay, and number of hours you’ve been hired to work each week (if not salaried).
- Self-Employed: last year’s filed tax return along with your last three month’s bank statements. We calculate your income based on your personal tax return’s Adjust Gross Income (AGI) and verifying through bank statements that you are on-target to earn at least the same amount as last year.
- Retired: your most recent retirement account statement showing a minimum of 2x the rent x 12 months in account
- Disabled: your most recent disability rating letter with monthly payout listed, along with your last three month’s bank statements showing you are receiving your stated monthly payout.
- Child Support: a copy of your signed court order, along with your last three month’s bank statements showing you are actively receiving the court-ordered amount on-time.
- Guarantors: We do not accept guarantors. Applicants must meet our minimum approval criteria on their own merit.
- Housing Voucher Tenants: yes, we accept vouchers. Your ResidentScore is not taken into consideration, and you must show proof of income 2x the portion of rent you are required to pay. You must meet all other posted approval criteria (found under “Tenant Resources” on our website).
